RNR Real Estate Briefs from Realty News Report – HOUSTON — Colliers announced the sale of a 9,855 SF assisted living facility at 10050 West Road. Sonali Mansukhani of Keller Williams Signature Realty represented the buyer. The seller, 3 MS Investments, Inc., was represented by Elena Bakina of Colliers.

HOUSTON — nVntori leased 300,000 SF at 9255 Railwood Drive. Boone Smith and Garret Geaccone with Stream Realty Partners represented the landlord, DRA Advisors, LLC. Kent Willis with Colliers represented the tenant.

HOUSTON – Reynolds Frizzell, LLP, a law firm, renewed and expanded its lease at the 1100 Louisiana building. The firm leased 23,000 SF, growing by 35 percent, Savills reported. Reynolds Frizzell was represented by Savills’ Jim Bell, Kyle Kelley and Jennifer Meehan. Developed in 1980 by Hines, 1100 Louisiana is a 1.3-million SF tower. The 55-story building, designed by Skidmore Owings & Merrill is bounded by Smith, Dallas, Lamar and Louisiana streets.

HOUSTON – Rice University and the Rice Real Estate Company announced new partnerships with Occidental Petroleum Corporation (OXY), Fathom Fund, and Activate. The Ion is now 90% leased. The leases highlight the Ion’s role in empowering startups and technological innovation in Houston’s thriving Midtown district. OXY will occupy 6,500 SF in the ION, located in a 266,000-SF redeveloped Sears store at the corner of Main Street and Wheeler Avenue.

DEER PARK, Texas — Katie Keys of Junction Commercial Real Estate represented RBD Development, LLC, in the lease of a 7,520 SF industrial building at 7003B Highway 255 in Deer Park. The undisclosed tenant was represented by Carolyn S. Fincher with Smith Raines Co.

HOUSTON — Knightvest Capital, a multifamily investment firm, acquired the 362-unit San Cierra Apartments in northwest Houston. Originally built in 2008 by Houston developer SUEBA, the townhome-style community features spacious floor plans averaging more than 1,300 SF. David Moore is Knightvest’s founder and CEO.

HOUSTON — GCP Paper USA, Inc. leased 99,926 SF at 971 North Sam Houston Parkway East. Jeremy Lumbreras and Woody Hillyer with Stream Realty Partners represented the landlord, High Street Logistics Properties. Joseph Smith and Jordan Enger with CBRE represented the tenant.

HOUSTON — Oxford Partners represented Michael Vaughn Cavanaugh in the purchase of 2.3 acres on Windfern Road. Oxford’s Matt Rogers represented the buyer while Cody McMilliam of Vision Real Estate represented the seller.

HOUSTON – MetroNational announced the opening of Blacksmith at 820 Gessner Road in Memorial City. The 1,752 SF outpost at Two Memorial City Plaza, an 18-story, Class A office tower, marks the second location for the locally owned and operated coffeehouse. Danna Diamond is vice president of retail leasing at Memorial City.

HOUSTON — Ambipar Response Texas, LLC, leased 13,875 SF at 1218 Carpenter Road. Abraham Richardson and Matt Blackburn with Stream Realty Partners represented the tenant. Doc Perrier with Outpost Partners represented the landlord, Fitz Plus, LLC.

HOUSTON — Oxford Partners represented Roven Camp, PLLC, in the lease renewal of 3,008 SF at 550 Westcott St. Oxford Partners’ Perry Mazzone represented the tenant. The landlord, Gupta Parkside Limited Partnership, LLC, was represented by Robert LaCoure and Bryce Adams of Cushman & Wakefield.

HOUSTON — Lyte Fiber, LLC, leased 11,004 SF at 1287 North Post Oak Road. Boone Smith and William Carpenter with Stream Realty Partners represented the landlord, Prologis. Claire Douthit with CBRE represented the tenant.

PEARLAND, Texas – Barkley Development, a veteran-led real estate investment and development firm, announced the sale of a 13.7-acre suburban infill project in Pearland. The project includes 109 finished lots sold to a local developer for a build-to-rent (BTR) community. The development is located at the intersection of Cullen Boulevard and Fite Road.

HOUSTON — Oxford Partners represented Verisource Services, Inc. in the lease renewal and downsize of 5,068 SF at 7600 W Tidwell Road in Houston. Oxford Partners’ Ryan Hartsell represented the tenant. The landlord, Versa Creative, was represented by Monte Calvert of Transwestern.

MAGNOLIA, Texas – SVN J. Beard Real Estate facilitated the sale of 1.1 acres at 26842 FM 2978 near the newly developed NorthGrove residential community in Magnolia. Diana Gaines of SVN J. Beard Real Estate represented the seller, Toll Houston TX LLC, and the buyer, STNL Development LLC, was represented by David Boyd with Boyd Commercial.

LUBBOCK, Texas – Vista 2407 Plazas, Ltd., a real estate investment partnership sponsored by The Vista Companies, acquired The Plazas on 9th Street, a 21,000 SF retail center near Texas Tech University. The center is 100% percent occupied with tenants including Torchy’s Tacos, Amazon, and Barefoot Athletics. Acquisition financing was provided by StanCorp through JLL, and closing was with Lesley Mann at Charter Title. The buyer was represented by Chris Gainey of Marcus & Millichap in Dallas. Property management will be provided by Vista Management Company under the direction of Nubia Gilliam and leasing directed by Courtney Lavender, Vista’s Sr. VP of Leasing.

ROUND ROCK, Texas – Sabey Data Centers, a designer, builder and operator of data centers, completed construction of a 430,000-SF data center in Round Rock, near Austin. SDC Austin is designed to maximize available data center space while maintaining a minimal construction footprint.

LAREDO, Texas – VanTrust Real Estate, LLC, announced that a global transport and logistics company will occupy space at its 432,085 SF spec building inside North Laredo Industrial Park. The facility is adjacent to Interstate 35 and the Port of Laredo, near the United States-Mexico border. Kristina Madayag of KBC Advisors and Carlo Molano of Forum Commercial Real Estate represented the tenant. Joshua Aguilar and Rob Burlingame from CBRE represented VanTrust.

FORT WORTH — Hillwood, developer of the 27,000-acre, master-planned, mixed-use AllianceTexas development, has started Alliance Westport 24, a 1.1 million SF speculative industrial building. It will have direct access to FM 156 and the BNSF Railway Alliance Intermodal Facility, one of the largest carrier hubs in the nation. Alliance Westport 24 is slated for completion in the fourth quarter of 2025.

PLANO, Texas — Aither Systems, LLC, leased 26,828 SF of office/warehouse space in Plano Office Commons II on Shiloh Road from GH Plano Tech Center Inc. Brian Pafford and Richmond Collinsworth of Bradford Commercial Real Estate Services represented the landlord.

SAN ANTONIO – The Finial Group announced that Open Set Studios leased a 5,000 SF warehouse at 13106 Lookout Ridge in San Antonio. William Alcorn and Jack Gaffney represented the landlord.

CARROLLTON, Texas – Cushman & Wakefield arranged the sale of Lux on Main, a 352-unit transit-oriented multifamily community located near Dallas. Asher Hall and Grant Raymond of Cushman & Wakefield represented the seller, Nimes Real Estate. The community was acquired by RPM Living.

SAN ANTONIO — DXD Capital, a private equity investor and self-storage developer, announced the groundbreaking for a new multi-story, Class A, climate-controlled storage facility in San Antonio. The facility at 11202 Misty Woods St. will offer 870 individual storage units totaling 80,490 SF. Reliable Commercial Construction is the general contractor and Wintrust is the construction lender. Extra Space Storage will manage the facility.

AUSTIN –  JLL Capital Markets secured a $55 million loan for Urban East, a newly constructed, 381-unit apartment complex at 6400 E Riverside in Austin. JLL worked on behalf of the ownership which includes Battery Global Advisors, Housing Authority of the City of Austin, River City Capital Partners and LDG Development to facilitate a floating-rate loan through Goldman Sachs Alternatives.

ABILENE, Texas — Newmark Group served as strategic advisor to Blue Owl Capital, Primary Digital Infrastructure and Crusoe Energy Systems LLC in a $3.4 billion joint venture to fund a purpose-built data center at the Lancium Clean Campus in Abilene.

ATLANTA, Ga. — The Finial Group of Houston announced the acquisition of a 33,350 SF industrial portfolio at 4946, 4948 and 4974 Cobb Parkway in Atlanta. Finial’s Jack Gaffney, John Buckley and Kevin Coleman facilitated the purchase as part of the Finial Group’s Single Tenant Industrial Aggregation Fund.

SCOTTSDALE, Ariz. — Dallas-based StreetLights Residential’s new 314-unit multifamily community in Arizona, The Beverly, is now leasing. StreetLights has offices in Dallas, Atlanta, Orlando, Phoenix and San Diego.

MINNEAPOLIS, Minn. – The B-Side Apartments, a 147-unit, transit-oriented multi-housing community in Minneapolis, has been purchased by Turner Impact Capital, a major real estate investment firm dedicated to social impact. JLL represented the seller, Saturday Properties, and procured the buyer.

NEW YORK, N.Y. – Cushman & Wakefield announced that the firm’s Austin-based Equity Debt & Structured Finance team of Chase Johnson and Caleb Riebe has closed $24 million in acquisition financing for The Plant, a 246,343 SF office building at 321 W. 44th St. in New York.

HOUSTON – Houston-based Midway, a privately owned, fully integrated real estate investment, and development firm, announced that a portion of The Moran CITYCENTRE hotel’s transformative renovation is now complete. The multi-million-dollar renovation, aimed at enhancing the overall guest experience, features a new breakfast restaurant concept, called Cafe Moran, expanded and enhanced meeting spaces along with refreshed guest rooms.

“This transformative renovation of The Moran contributes to CITYCENTRE’s vibrant environment and our vision to create a versatile blend of retail, office, and hotel offerings that appeal to Houstonians and travelers alike,” shared Bo Sanford, Chief Risk Officer at Midway.

The Moran CITYCENTRE, a contemporary hotel honoring Midway Founder Jim Moran, features 244 modern guestrooms and a presidential suite, along with extended stay condos.
